PropertyStyling2Selling a property can be daunting, especially if it is an investment that you are counting on.  Even seasoned property sellers can feel a little overwhelmed, and there are some key strategies to follow to make the property as attractive to buyers as possible.  Not many people believe in styling the property for sale, but this is a mistake.  There is some serious return on investment involved when the effort is made to deliberately style the property, and it is necessary to adopt the mindset of styling your property before putting it on the market.

Here are some key pointers when it comes to styling your property:

1.    Mindset:  It is important that the seller knows what emotion is the most captivating when it comes to potential buyers, which means that it is vital to assess the property from the buyers perspective.  Organise a tour of the property with a seasoned home stylish or property staging professional and get some input, and focus your money on the areas that can generate the maximum appeal.

2.    Curb appeal:  The exterior of the property is the window dressing of the interior, and therefore should truly be representative of what the property has to offer.  The garden has to be tidy and well maintained, front door freshly painted and the gutters have to be perfect. A great way to increase curb appeal is to have new house numbers and seasonal urns or colourful plant boxes at the front door.

3.    Neutral shades:  While bold colours are great for living in, it is not great for selling.  Not everybody will love a turquoise bedroom wall or a mural in the nursery.  Invest in a repaint, and stick to neutral colours like tan, taupe, cream and grey.  Avoid dark colours, especially when it comes to small rooms.  White ceilings create the impression of space and height.

4.    Lighting:  This is often overlooked, yet lighting is crucial.  Hallways that are dark, blinds that block out natural light, and lighting inside all rooms, especially the bathroom, has to be assessed.  Light fixtures are also crucial, and new fixtures can be added in dining rooms to create a better ambience.  Table lamps and floor lamps can make a huge difference, and the seller can retain these after selling the property, which means up to a 300% return on investment.

5.    Floors:  There is nothing worse than stained or worn carpets or flooring to detract from the overall look, even if the property is beautiful.  It will always cost less to replace tatty carpets or broken flooring than the income it will generate.

6.    Eye on Detail:  Ensure all bulbs are working, touch up nicks in the paint, repair leaky taps, remove lime scale, and clean, clean, clean!  Then work on other touches such as fresh (new) linen in the bathroom, room fragrances, and visual detail such as a bowl of fresh applies in the kitchen or fresh flowers for maximum impact.

Studies have proven that a well-styled property sell 2 to 3 times faster than one that has not been styled.  So, if you need to sell your property fast, consult a professional.  Remember that the money you spend on styling will always be returned in the sale price.  Staging or styling is your key to getting your property sold fast!
